Rebuilt after Ivan
Hurricane Ivan made landfall just west of Perdido Key in 2004, and its surge and waves devastated much of the island. A great deal of what stands today was built or rebuilt after that storm, to newer codes. Newer construction handles wind better, but no building on a barrier island is out of surge's reach, and ground-level parking, storage and mechanical rooms still take water in big storms.
High-rise leaks
In condo towers, water moves down. A failed water heater or washing machine hose can reach several floors below, and each unit owner needs their own documentation for their insurer while the association handles common elements. Humidity in empty units
Many Perdido Key units sit empty for weeks between visits. With the AC set high to save money, humidity climbs, and mold can grow on closet walls, mattresses and furniture even without a leak.
