A city built in two decades
Because so much of Coral Springs went up in the 1970s, 1980s and early 1990s, whole neighborhoods share the same aging systems: polybutylene or early CPVC supply lines, original cast iron or early PVC drains, and water heaters and air handlers on their second or third replacement. Wilma's wind
Hurricane Wilma crossed South Florida from the Gulf side in October 2005 and brought some of its strongest winds to northwest Broward. Coral Springs saw widespread roof damage, fallen trees and screen enclosures torn away, and many homes took rain through damaged roofs before they could be tarped. Many roofs replaced after Wilma are now about 20 years old themselves. See storm damage restoration.
Canals and the Everglades edge
The city's western edge borders the Everglades conservation areas, and canals and lakes throughout the city carry stormwater. Extreme rain can raise them and flood low yards and streets. Rain flooding is excluded from homeowners policies. Check your address in the FEMA Flood Map Service Center.
Hurricane-zone building rules
