Water on three sides
With Pensacola Bay on one side and Santa Rosa Sound on the other, much of Gulf Breeze sits only a few feet above the water. Hurricane Ivan pushed surge onto waterfront properties in 2004, and Sally flooded low-lying streets and yards again in 2020. Canal-front homes can flood from the canal even when the open water looks manageable. Check your flood zone, and keep flood coverage current, since new NFIP policies generally have a waiting period before they take effect.

When the bridge is the only way in
Gulf Breeze is reached by the Pensacola Bay Bridge from the west and US 98 from the east. When Sally damaged the bridge in 2020, the drive around added real time. Slab homes and hidden leaks
Most Gulf Breeze homes are on slabs, and supply lines running under the concrete can leak unnoticed for weeks. In a sandy, high-water-table area, a slab leak can also be harder to spot because the ground stays damp anyway.
