A city built on canals
Cape Coral's developers dug canals to create waterfront lots across the city, using the fill to raise the land around them. Saltwater canals in the southern and western parts of the city connect to the Caloosahatchee and the Gulf. Freshwater canals farther north are separated by weirs and locks. During Ian in 2022, surge moved up the saltwater canals and flooded homes throughout the southern Cape, many of them single-story houses built close to canal level.
Single-story homes on slabs
Much of Cape Coral's housing is single-story concrete block on slab, built from the 1960s through today. When water gets in, it reaches every room at once, and it wicks up drywall from the floor. After surge, standard practice is flood cuts above the waterline, removal of insulation and lower cabinets, and thorough drying of the slab and block walls before rebuilding. See flood cleanup.
The 50 percent rule
In high-risk flood zones, if the cost to repair a flooded building reaches 50 percent of its market value, local officials can require it to be brought up to current floodplain rules, which often means elevating it. After Ian, thousands of Southwest Florida homes went through that process. Talk to your city or county building department before repair plans are final. Wells, septic and city utilities
Parts of Cape Coral, especially in the north, still rely on private wells and septic systems while the city extends utility service. Septic systems in low, saturated ground can back up after heavy rain, and shallow wells and pump equipment can fail. Older homes on the city system have their own aging supply lines. We coordinate with plumbers and septic contractors and handle the water damage inside.

Freshwater canals aren't directly connected to the Gulf, but heavy rain can still raise them and flood low lots. Check your flood designation, and remember that rain flooding is excluded from homeowners policies.
