Bayou Texar next door
Homes on the western edge of Cordova Park back up to Bayou Texar, which collects runoff from a large part of the city and drains to Pensacola Bay. In extreme rain like the 2014 event and Hurricane Sally in 2020, bayou levels rose fast, and low-lying yards and homes along the water flooded. Most of the neighborhood sits higher, but bayou-front owners should look at flood coverage and their address on the FEMA flood map.
Sixty-year-old slab homes
Cordova Park's ranch homes are sturdy but old enough that original supply lines and cast iron drains under the slab are near or past their expected life. Slow drain backups, leaking galvanized joints and water heaters in interior closets are common calls. Mature trees on big lots
Large pines and oaks on Cordova Park lots were part of the appeal when these homes were built. Decades later, they're tall enough to reach roofs when they fall. After Ivan and Sally, tree-on-house damage was common across east Pensacola. The water that comes in after a tree strike is usually the bigger long-term problem, which is why emergency tarping comes first.
