Built fast in the 1960s and 70s
Margate grew quickly, and many of its homes were built by the same few builders using the same materials, so failures tend to follow a pattern street by street. We often see galvanized supply lines that have narrowed to a trickle, water heaters squeezed into small interior closets with no pan, and laundry hookups on exterior walls. A water heater with no pan that fails in an interior closet sends water into the hallway and bedrooms at once. Adding a pan with a drain is an inexpensive fix. See burst pipe repair.

Garden condos
Margate's two- and three-story garden condos, many from the 1970s, have shared plumbing and roofs. An upstairs water heater failure or a leak at a shared roof drain affects more than one unit. We document each unit and the common areas separately for owners and the association.
Canals through the city
Canals run through many Margate neighborhoods, carrying stormwater east. During extreme rain they rise, and low yards along them can flood. Check your address on the FEMA flood map and consider flood coverage. See flood cleanup.
