Large 55+ condo communities
Coconut Creek's big condo communities have many older low- and mid-rise buildings where units share drain stacks and supply risers. A clog or failure in a shared line can back water into several units, and leaks from an upstairs unit reach the one below. Associations and owners each need their own records. We document every affected unit and the common elements separately. See multi-unit restoration.
When residents are away
Many residents spend summers up north, and a leak in a closed unit can run until a neighbor below sees a stain. Shutting off the water to the unit before leaving, or installing an automatic shutoff valve, is the simplest protection. If you come back to a musty unit, see mold remediation.
Single-family neighborhoods
Coconut Creek's single-family homes, mostly from the 1980s and 1990s, have the usual Broward list: aging water heaters, supply lines, AC condensate overflows and roofs past 20 years. See AC and HVAC condensation leak damage.
