Inland, but not dry
Golden Gate is far from the Gulf, so surge isn't the main threat. Rain is. The area is flat and low, and its canals and swales fill quickly in the wet season and during tropical systems. Standing water on roads and yards is common after big storms, and it can reach low homes. That's a flood loss, excluded from homeowners policies. See flood cleanup.
Golden Gate Estates
Homes in the Estates sit on large lots, often with private wells, septic systems and long driveways. Saturated ground after heavy rain can back septic systems up into the house, and well equipment and pressure tanks can leak. Access can be difficult after storms when roads flood. We coordinate with well and septic contractors and handle water damage inside the home.
Golden Gate City
Golden Gate City's older block homes on slab have galvanized or early copper supply lines, cast iron drains and water heaters in closets and garages. At this age, slab leaks and drain backups are common. Watch for warm spots on tile floors and slow drains. See burst pipe repair.
