The Imperial River
The Imperial River drains a large area east of Bonita Springs, and after long, heavy rains it rises slowly and stays high. After Irma in 2017, the river flooded neighborhoods along its banks for days, with water in homes that had never flooded. Riverside neighborhoods should check their flood designation on the FEMA flood map and keep flood coverage in place.
Bonita Beach
Bonita Beach is on a barrier island facing the Gulf, and Ian's surge in 2022 flooded homes, condos and businesses along the beach road. Ground floors, garages and pool areas took saltwater, and many older homes faced the 50 percent rule. See flood cleanup.
Gated communities to the east
East of US 41 and along I-75, Bonita's gated golf communities are mostly newer, with the usual Florida leak sources: AC condensate lines, water heaters and supply hoses. Many owners are seasonal, so leaks can go unnoticed for weeks. We coordinate with HOA management and home watch services for access and documentation.
