Aging plumbing
Much of Kendall was built in the 1970s and 1980s, the polybutylene era, and many homes still have original supply lines, water heaters and cast iron drains under the slab. Slab leaks are common, with warm spots on tile, damp grout and rising water bills as the signs. See burst pipe repair.

Heavy rain and canals
Kendall's canals carry stormwater toward the bay, but tropical downpours can overwhelm them and flood streets and low lots. Water that comes in from outside is a flood loss. Many flooded homes aren't in high-risk zones, so consider flood coverage.
After Andrew
Hurricane Andrew in 1992 damaged much of Kendall, and many homes were repaired or rebuilt afterward. Homes repaired in the 1990s are now old enough that those repairs, including roofs, windows and plumbing, are reaching the end of their life too. Newer roofing and windows need to meet High-Velocity Hurricane Zone standards.
