Towers along the Intracoastal
Many Aventura towers face the Intracoastal Waterway, with ground-level garages, pool decks and lobbies not far above the water. Strong storms and king tides can push water into those spaces, while units upstairs stay dry. Keeping unit damage and common-area damage in separate records makes life easier for owners, the association and their different insurers. See multi-unit restoration.
When owners are away
Many Aventura owners are seasonal. A leak in an empty unit can run for days until a neighbor below notices a stain. Automatic shutoff valves and leak sensors are worth installing, especially under sinks, behind toilets and at the water heater. See mold remediation.
Older buildings
Some Aventura towers date back several decades, with original risers, drain stacks and valves that are aging. Florida's milestone inspection requirements for older condo buildings have prompted many associations to address water intrusion and plumbing. If your building is replacing risers or making repairs, leaks during the work can happen too.
