Apartments and office parks
The Southside has one of the largest concentrations of apartment communities and office space in Northeast Florida. In multi-story buildings, one failed water heater, washer hose or AC drain can affect several units, and property managers need fast response, clean documentation and minimal tenant disruption. Slab homes from the 1980s onward
Southside subdivisions are mostly slab-on-grade homes from the 1980s to 2000s. The most common losses we see here are failed supply lines to toilets and sinks, ice-maker lines, water heaters in garages and interior closets, and AC condensate overflows. Older houses in this range may still have polybutylene supply lines. Water spreads across a slab quickly and wicks into drywall, so a leak behind one wall often turns up as swollen baseboards in the next room.
Ponds, creeks and heavy rain
The Southside's development relies on retention ponds and drainage channels that connect to Pottsburg Creek and other tributaries. In long tropical rain events, ponds fill and some low lots see water approach garages and back doors. It's usually not deep, but it's outside water, and it's handled as a flood cleanup.
