Century-old homes
Many Old Northeast homes are over a hundred years old, built on raised foundations with wood floors, plaster or wood walls and plumbing that has been repaired many times. Crawlspace leaks can go unnoticed for weeks. When these homes get wet, drying the framing and subfloor carefully, and saving original heart pine and trim where possible, matters as much as getting the water out.
Blocks closest to the bay
The eastern blocks of the Old Northeast along the bay and Coffee Pot Bayou sit lower than the rest. Helene's surge in 2024 reached into some of these streets and homes, and high tides can back water up through storm drains. Homes that flooded may face the 50 percent rule, and historic homes may need design review before elevation or major changes. Talk to the city early.
