A narrow island between Gulf and bay
Longboat Key is narrow enough that surge can come from the Gulf and Sarasota Bay at once. Helene and Milton in 2024 flooded ground-floor garages, lobbies, pool decks and bayfront homes. Condo towers
Longboat's condo towers are built for storms, but their ground floors, elevators and mechanical rooms flood in surge, and upper units can lose power and AC for days. When owners are away
Many Longboat Key owners are here only part of the year. After the 2024 storms, some didn't see their units for weeks, and humidity and mold did damage in the meantime. Leak sensors, a building manager with access and a plan for storm season help. If you return to a musty unit, call before cleaning anything so the damage is documented.
