A rental market means unnoticed leaks
Panama City Beach has one of the largest vacation rental markets on the Gulf Coast. Rental homes and condos go days without anyone inside, so a failed supply line, water heater or AC drain can run until the next cleaning crew arrives. Property managers here need fast turnaround between bookings and documentation for the owner. We work directly with rental managers when owners are out of town.

Towers on the Gulf
In high-rise condos, water from one unit travels to units below and into common areas. Wind-driven rain gets through balcony sliders and window systems on upper floors during tropical storms. Each owner needs clear records of what was damaged, and the association needs the same for common elements. See commercial and multi-unit restoration.
Michael's lighter edge
The Beach took much less damage from Hurricane Michael than Panama City and Mexico Beach, since it was on the storm's weaker western side. That doesn't make it low-risk. Beachfront properties face surge and erosion in any strong storm, and the Beach has seen plenty over the years. Salt air also wears on AC equipment, window hardware and flashing, so seals fail sooner here than inland.
